Scenario

Based on the King plans – specifically the proposed garage and workshop area, you will take on the role of Jai, the Site Supervisor for Sullivon Constructions. Jai’s task, in this case, is to produce a series of schedules (including colour selections*), costs and site file documents that will be used in the construction of the project. 
Jai realises the client has changed their mind on the size of the shed after the plans have been submitted which now requires a variation to the contract and drawings. To get an accurate size on the new shed, Jai now needs to access the supply companies’ installation documents. 
Jai needs to be careful not to miss-measure, the existing plans say 6m x 10m, however, the actual shed will be 6m x 7m - everything else is the same. 
*The King’s have requested that the workshop and garage colours match with the house colours: stone/beige external walls with charcoal trims.  
You will also need to access relative codes or the NCC, to verify compliance as needed.

Part A - Resource schedules

Produce resource schedules that Jai would create for the King residence as follows:
•    Produce schedules of resource requirements based on a contract for the King residence workshop and garage, as pictured below, so that orders can be placed for labour, equipment and materials. 
•    For the workshop and garage, the client has chosen a Fair dinkum, Shed. Use the link to access and download the installation guide, which includes the floor plan sizes to be used on p.45. 
•    The dimensions for the shed are 6.0m x 7.0m placed on a 150mm reinforced concrete slab, being placed on the King residence.

i)    Labour schedule task
Follow the trade sequence below and complete the Labour Schedule table. You should:
•    List the roles required to undertake the work items in the table for constructing the King’s garage and workshop. 
•    Identify the number of people required to fulfil each role and their responsibilities and skills needed. 
•    Specify the timeframe during which the role will exist. Assume the project starts on the 1st of April. 

ii)    Equipment schedule task
Use the following table to list each item of equipment required to complete the project. Quantify the amount of each item needed. Describe the purpose and specifications of each item and specify the timeframe for which the equipment will be required.

iii)    Material schedule task
Use the following table to list each item of material required to complete the project. Quantify the amount of each item needed and specify the timeframe during which the materials will be required.

 

Part B – Calculate, record and track materials 

You have now collected all the information required to build a detailed resource schedule that calculates, records and tracks materials. A detailed resource schedule will enable Jai, the Site Supervisor, to identify the quantity of each type of resource needed on a daily, weekly and monthly basis. Complete tasks i) and ii) below:
i)    Complete the Resource Schedule using the Excel Gantt chart below to:    
•    calculate the quantities for the labour, materials/equipment
•    place the quantities in the appropriate column
•    show the scheduled times for the work to occur.
ii)    Use the table below to show how you would analyse the cost variation for the new 7m x 6m slab for the garage and workshop, to contribute to the final project cost provision. Your calculations should be based on a chute poured the concrete slab.

 

Part C - Preparing a site file 

Building Regulations state that all necessary permit documents must be kept on-site. If an authority checks the site file and fails to find the necessary documents it has the right to stop all construction work on-site. 

 

Task

Go to the Build Right sample site file and go through the tabs to explore the typical documents contained in a site file. 
Now complete the following tasks that relate to creating your own site file:
i)    Create a list of site file documents that you would need to complete the garage and workshop for the King residence. Be sure to include any changes to the site file that might be needed for variations to plans, specifications and costs.    
ii)    Create a freehand overlay drawing (at scale 1:100) over the King residence site plan for your site file showing the new dimensions of the garage and workshop according to the contract variation requested by the client. 
Note: Use standard drawing conventions as per your previous assessments, and include the drawing title as a minimum.  
iii)    View the Build Right sample call forward sheet. Then prepare your own call forward sheet for the construction of the King residence garage and workshop detailing the orders you would need to fulfil the contract variation. You will need to mock up order and delivery dates and source contractor and supplier details that could be used for this project. 
Include the following items in your call forward sheet:
•    roofing
•    flooring
•    wall cladding.
